This charming 3BR/2BA home in the heart of 78704 is literally blocks from award-winning restaurants, cafes, music venues, bars & more. It's historic and very South Austin in vibe but with new furnishings, beds & more.

Situated on Bouldin Creek with 100-year oak trees on the property, tile & wood floors in the home to keep cool in the Austin heat, modern amenities like Wi-fi & new Roku TV, but still funky enough to give you that 78704 feel you're looking for in this unique part of Austin.

Updated furnishings in an old & legitimate South Austin cottage home that's charming and quaint. 100-year oak trees line the property, which sits alongside beautiful Bouldin Creek. Close enough to walk to anything you have in mind on South First, South Congress, to Town Lake and the water/trail, but just removed enough from the South Congress strip to feel cozy if you want to escape and relax for a bit. Plus, former quirky mayoral candidate and Austin legend, Leslie, literally laid the tile in the living room floor of this house while living in the back house. Austin history lives here!

This is a very classic South Austin space -- a little funky and rustic but updated nicely inside and a serious value for a group of people looking to stay a short walk to restaurants, cafes, shops, music venues, etc. If you're looking for a modern stay at the W, this probably isn't the space for you. If you want to live like a South Austinite -- walkable to so much but in a cozy old home near a creek -- this is definitely your spot. :)

I have managed other short-term rentals in Austin and other cities through the years, love staying as an Airbnb guest when I travel, and live for welcoming new people to enjoy this great city. I've been in Austin since 2008, and it's my home.

Don't hesitate to ask any questions before booking, but please be aware that Instant Booking is accepted at this house; so if you're only making an inquiry and not locking in your dates with a reservation, another guest could book ahead of you.

You have full access to the front house and front yard. It is a large property and completely fenced off from the back house. I ask that you respectfully do not access the back utility room through the back bedroom (which is used for storage/supplies) or the unfinished backyard. These areas are considered off limits to guests.

Also, please note that both bathrooms in this house are accessible through the bedrooms only. I list this in the photo captioning as well, but some guests still seem surprised when they encounter it in person. Do your part, and read the details a bit, please, so we're all on the same page. :)

There's a friendly 6-year old/25lb poodle/terrier mix and shelter adoptee (Murray) who lives in the separately fenced back house with me. He's well behaved and friendly if you feel like saying hi but won't bother you otherwise, save for the possible occasional bark when you first arrive.

Also, this is covered in the house manual as well, but please be aware that this sweet old home does not have central air conditioning & heating but operates with window a/c units and energy efficient space heaters (1 in the living room and 1 in each bedroom). This works well for keeping the house cool and warm as needed, but I just like to make sure guests are aware in advance.

Access to Bouldin Creek AND South Congress?! It's pretty hard to beat... Restaurants, shopping, music, cafes, bars, trails, art. You're only a mile to the Town Lake trail as well, so if you like to walk, run, or bike, it's an easy one to pick up and great for sight seeing.

I love giving advice and recommendations on anything, so don't hesitate to ask any questions about the best happy hours, top breakfast tacos, great music venues, nearest swimming holes, best spots for great bbq without the wait, etc.
