The safety and wellbeing of our guests is paramount to us and therefore we are taking some extra measures to keep both ourselves and our guests safe during this difficult time.
Due to this we have taken the following measures to help avoid transferring/catching the virus.
From 21/03:
We will be avoiding going anywhere outside except for driving to and from the apartment to service it, therefore avoiding physical contact with anybody until further notice.
This means that unfortunately we will be unable to provide certain shop bought products for guests staying at our apartment that we provide as standard for free. These items include milk, wine, coffee capsules & cereal. We will endeavour to provide tea bags, instant coffee, sugar, hand soap, shower gel, shampoo and toilet roll for as long as we have provisions.
Please contact us regarding the provisions we mention before making your journey so you know what you may need to bring yourself.
We apologise for any inconvenience this may cause and hope that you understand our position of putting safety first. Thank you, Lee & Sue.

Before making a cancellation, please check the Airbnb Coronavirus cancellation policy. At this difficult time for our business with a very high volume of cancellations taking place and no new bookings coming in, we are regrettably now not in a financial position to offer any refund outside of the policy for any cancellation. ONLY those covered within the Airbnb Coronavirus full refund policy are covered. If you feel that you should be covered for a full refund, then please deal directly with Airbnb who will make a final decision on your cancellation. We are however more than happy to move any booking to new dates later in the year when hopefully everything has calmed down.

This is a prestigious and well equipped luxury raised lower ground floor apartment right on Brighton seafront with free parking and a luggage storage option for before check in or after check out. We want you to enjoy the very best that Brighton has to offer you in both style and comfort!
We hope that staying in our apartment will help you to fulfil that to the utmost.
Upon arrival you will find a complimentary bottle of wine in the wine chiller to welcome you(not available for single night bookings, sorry!).
Check out is by 10am, however if agreed to and paid for at least 2 days in advance this can be extended to 11.30am for an extra £10.

We also own a 2 bed apartment with private parking space on the 2nd floor with direct sea views next door to this. It can sleep up to 6 guests. If you are a large group take a look at its availability.

Access to the apartment is via the parking forecourt at the front of the building, through the iron gate and down the steps to the private front door entrance. There is an outside cupboard just before the entrance housing the combination padlocked luggage storage locker. Please be aware that this is a communal space for the building and there is no light so can be very dark.

On entering the apartment to the right of the entrance lobby is access to the utility room/cellar. In here you will find coat hooks, the washing machine, tumble dryer an office desk and chair and plenty of storage space.
On the right are the steps up in to the oak floored open plan lounge/kitchen area. The room size is roughly 21.5' long by 16'11" max. wide .

The kitchen area has been fitted with high end fully integrated appliances and finished off with a sublime american black walnut worktop and is equipped with everything that anyone would require including a wine chiller and Nespresso coffee machine with complimentary capsules!
Tea, coffee, sugar, milk, cereal and a complimentary bottle of wine are also provided.
The hot water boiler is located in the cupboard at the end of the kitchen breakfast bar and has the telephone and contract number so that any guest can call direct to British gas incase of a breakdown/emergency. This cupboard also houses the ironing board and iron.

The lounge area centres around a lovely old open fireplace. The chimney however has been capped so this is for show only. There is a 50" UHD 4K tv with freeview, a 4K Blu-ray player and a hard drive connected with a 2TB selection of music/movies/tv shows for you to choose from. There is a double sofa bed for an extra 1 or 2 guests too and a beautiful solid oak extending dining table with 4 matching chairs in the bay window. Just to put a little perspective on it, although this is a lower ground floor apartment, the lounge/kitchen area is surprisingly bright and when there are no cars parked on the forecourt if you stand in the lounge area you can clearly see the sea and the Brighton pier from the lovely bay window.

In the hallway from the lounge there is a cupboard straight ahead with shelving housing fresh towels and bed linen. Underneath is a Dyson hoover and laundry bin.

On the left of the hallway is a hotel style luxuriously fitted shower room tiled with real honed slate flooring and prestige travertine wall tiles. The shower enclosure has a luxury dual waterfall/rainfall showerhead above with hand held attachment to the side. For those that need a little extra light, the mirror has its own bright LED strip light either side. Luxury towels & flannels are provided along with quality soap, shampoo and shower gel.

On the right of the hall is a large double bedroom measuring 13'9" x 13'7" max, fitted with a top quality carpet for comfort and dimmable lighting. The king size bed has a luxurious orthopaedic pillow topped mattress for both ultimate comfort and support and 4 pillows, 2 of which also offer orthopaedic support and is finished off with luxury high thread count Egyptian cotton sheets and high quality, luxury bedding. An iPod docking station and DAB digital alarm clock are in this room along with a selection of books to read. If you really like any of the books please feel free to take it home with you! For those that like to do a little exorcise, 3x 3kg weights are provided and some electronic scales. A hairdryer, hair straighteners, iPhone charger and travel adaptor plug can be found in the dressing table drawer.

The apartment features exclusive stunning limited edition artwork throughout by young up and coming local artist Richard Berner. His ‘Beasts of Brighton’ work/collection is particularly interesting as it is of local famous Brighton landmarks/subjects. His intricate and alternative style is unique to his vision and as far as we can tell there is nothing else in this style around. If you like his work as much as we do then why not take one of his cards, contact him and take a totally unique souvenir of Brighton back home with you!

IMPORTANT PARKING INFORMATION.
At the very front of the building is a private off street parking forecourt with space for 4 cars. All 4 spaces are shared between the 7 apartments in the block with each apartment allocated 1 permit. We provide our permit for guests to use IF a space is available at any time during their stay. The permit will be available to you from your check in until your check out and has no time restrictions. The parking spaces operate on a first come first served basis and none are guaranteed to be available at any time during your stay. We have no control over the parking. If no spaces are available, you will have to make other arrangements for your parking. We do not cover any costs for any inconvenience this may cause. Please do not message or call regarding the parking as i'm afraid we will not be able to assist. There is metered on street parking on some roads surrounding the apartment and various car parks throughout the city.

IMPORTANT EARLY CHECK IN, LATE CHECK OUT & STORAGE LOCKER INFORMATION.

Check in is from 3pm. We offer a 2pm check in option for a £10 fee. We cannot offer an earlier time than this.
Check out is by 10am. We offer an 11.30am check out option for a £10 fee. We cannot offer a later check out time than this.
Both of these options can only be reserved after a booking for the apartment has been confirmed and full payment has been made to Airbnb. They do not allow us to ask for any additional payments until they have received all booking fees first.

A Storage locker is available for you to keep your luggage before check in or after check out for a fee(please check prices via message if required). This is located in an outside vault right next to the apartment.
Storage dimensions:
70cm Wide, 40cm Deep, 95cm heigh base to shelf and 22cm shelf height.
The padlock code will be given after payment is made. First come, first served basis. Please enquire for availability and prices if required.

The apartment is in the raised lower ground floor level and has its own private entrance.

The apartment keys are kept in a key safe box next to the front door. You will be given the code to access them shortly before your arrival. At the end of your stay you may leave the keys and parking permit on the kitchen worktop and just close the door behind you.

The apartment is inside the Pride Village party zone that gets closed off during the annual Pride festival. It is less than a 1 minute walk to St. James street and less than a minutes walk to Legends bar/nightclub. The beach is just over the road.

Unfortunately this apartment has no disabled access and is not suitable for those with mobility impairments.

24 hour check in is available.

10am check out means that you must be packed and ready to go by this time. We will be in to service the apartment a few minutes after 10am for our next guests and will need to park in the bay.

IMPORTANT: Although we provide a parking permit for guests with a car, the parking spaces are shared between all apartments in the building. There are 7 apartments each with its own permit and only parking space for 4 cars. This means that on some occasions a parking space may not be available. In this case you would unfortunately have to find an alternative place to park until a bay becomes available.

We charge £35 for any loss of the parking permit. This covers our charge to get a new one issued.

We charge £10 for a lost front door key.

Your car must be moved at your check out as we need to use the space to park our car for servicing the apartment.

If you need to empty the rubbish bin, the communal bins are on the street just outside the building.

Marine Parade is on the coast road that runs along to the Brighton Marina and beyond. This apartment is situated within the vibrant Kemp Town area, a 15 second walk to the famous Legends Bar and less than a 1 minute walk to St. James Street with all of its shops restaurants and bars. Brighton pier and the Sealife centre are all just a couple of minutes walk away with the beach being just over the road.
If you will be attending anything at the Brighton Centre, this is around a 10-15 minute walk straight along the coast road, or why not take the bike! In fact all of Brightons major attractions are within a short walk of this wonderfully located apartment including the Royal Pavillion, the Laines and Churchill Square shopping centre.
If you would like to take a bus for a day trip out all of the major bus routes are just a short walk away and Brighton train station is around a 25 minute walk.

Hi, we are Lee and Sue(Kyoung-Suk). We have been married for 16 years. I am British and 43 years old and Sue is 41 and originates from Seoul,South Korea , but has lived in England now for 18 years and is now a British citizen. We both work. I work as a self employed property developer. Sue works as a Financial Controller for a large company in central London and commutes to work monday to friday. We have a very lovely cat called Lulu We have been hosting students and guests from around the world now for the past 14 years from various language schools in the Brighton area. Some of these students now come and stay with us each year for their holidays. The student age ranges that we host from these schools are from 18 years old and above and stay from 1 week upwards.
