This studio basement apartment in a 1920s home was completely renovated in summer 2017, including new fixtures and appliances. It consists of one main room with queen-size bed, sitting area and dining/work table, a separate galley kitchen, and bathroom. Decorated in mid-century modern(ish), with soapstone floor, brick walls, exposed pipes, tiled shower, lots of character. Great light, private entry, off-street parking, patio & gardens. Centrally located in C’ville in Rugby Hills neighborhood.

The house was built in 1928, and has been extensively renovated. The studio basement apartment was a new addition in 2017. The main living/sleeping room had a style update in July 2019, with a Paul Mayén for Habitat vintage coffee table, comfy grey wicker rocker, new rattan dining chairs, and some cheerful pops of color.

Guests are welcome to use the back patio, with wrought iron table, chairs and umbrella, and walk around the rose and shade gardens.

In the warmer months, pick herbs from the herb garden if you’re cooking (rosemary, sage, fennel, basil); cut roses from the rose garden for your table; take some lemon balm (which grows in the bed next to the apartment entry in the summer and fall) and add it to your tea. Watch the birds at the feeders (or watch the cat watch the birds), and listen to the water fountain nearby.

Guests can use the Weber grill on the patio, and have access to a laundry room with washer/dryer.

The maximum number of guests the apartment accommodates is two people. This is a firm rule.

Noise notes:
- Since this is a basement apartment in an older home with wood floors, you can expect to hear footsteps overhead at times. We try to be considerate of our guests and walk as quietly as possibly, but it isn't soundproof.
- Hot water pipes for the house (including for the radiators that heat the upstairs) run through the apartment; they were left exposed in the renovation, and you can see them in the photos of main room. These sometimes make whooshing sounds as water goes through them. Read reviews from previous guests to see their comments; for most, the house noises haven't bothered them. (The pipe sounds are more noticeable during the winter months, when the heat is on.)

Guests have the entire apartment, which consists of the main room (with bed, sitting area, and work/dining table), galley kitchen, and bathroom. The separate entry is at the back of the house. Rental is centrally located in C'ville. Within a one- to two-mile radius are:
- UVA (1.5 miles to Rotunda)
- Downtown Mall & Pavillion
- Greenleaf Park and Washington Park
- Barracks Road Shopping Center
- Stonefield Shopping Center
- Whole Foods & Trader Joe's

At the house:
- Fully equipped kitchen
- A fridge and cupboard stocked with continental breakfast items, including OJ, milk, half & half, mineral and filtered water, Shenandoah Joe coffee, tea (black, green & herbal), croissants or muffins, jam, butter, and cold & hot cereal.

I recently retired after working at UVA in various roles for 30+ years; my last position was communications manager for the Department of Medicine. One of my favorite pastimes, as you'll see if you come to visit, is gardening. My latest project was the renovation of the backyard. Charlottesville is a great place to live and, of course, is rich in history. I've been to Monticello more times than I can count, because for a while my job duties -- at a humanities research center at UVA -- included taking visiting scholars up the mountain to Mr. Jefferson's home. We have a wire fox terrier named Ellie, a (part) Maine coon cat named Johnny, and a black cat named Zuzu. They are all perfectly civilized and friendly. In 2017 I renovated the basement of my house, including the creation of a studio apartment. A designer friend of mine helped with furnishings and decoration. It's been satisfying turning the space into bright, comfortable living quarters for hosting airbnb guests and out-of-town friends and family.
