We have a manager, maintenance and experience delightful reservations on site. Every Tuesday @ 9 am we offer complimentary coffee, juice and fresh pastries in the Cabana by the pool. A great way to meet other guests and make friendships to last a lifetime.

After Reservation is confirmed you will receive a Rental Agreement that will need to be filled out and sent back to us within 72 hours.

CHECK-IN TIME IS AFTER 3:00 P.M.

Management will be diligent in making the Condominium Units available to the GUESTS as soon as possible.

GUESTS may not enter the Unit until it has been cleaned and inspected. On Saturdays, our office is open from 9:00 a.m. to 4:00 p.m. After hours’ arrivals, must obtain keys to the Unit from the lockbox located near the office entrance. Lockbox code will be e-mailed prior to arrival. Late check-ins must register at the office on Monday or the next business day in the event of a holiday.

CHECK-OUT TIME IS 10:00 A.M.

Late checkouts will be charged at a rate of $75.00 per hour which will be billed to the GUESTS’ account. All keys must be returned to the office, otherwise, GUESTS will be charged $50.00 per key. Food and excessive trash must be removed prior to departure, if not; GUESTS’ account will be charged a $77.00 cleaning fee. Guests will be charged $25.00 plus tax for missing towels.


OCCUPANCY AND REGISTRATION POLICY

The maximum number of occupants varies according to size of the Unit.

Rental rates are based on 4 guests in a 2 bedroom (absolute maximum 6) and 6 guests are allowed in a 3 bedroom (absolute maximum 8). Maximum number allowed may be less depending on Unit size and sleeping accommodations.

An additional $175.00 per person, per week, is charged for each additional guest beyond the established base of 4 guests in a 2 bedroom and 6 guests in a 3-bedroom unit. No proration.

All names of occupants must be listed on the Agreement signature page.

Children 1 year and older are chargeable guests.

Unregistered, overnight visitors beyond the established base of 4 guests in a 2 bedroom and 6 guests in a 3-bedroom unit will be charged $175.00 fee per person. No proration.

Management reserves the right to request identification upon registration.

Occupants, visitors, and persons under 18 years of age must have an adult over 21 years of age registered and staying in the Condominium Unit. Persons who violate this regulation will be asked to leave and forfeit all the funds paid.

GUESTS are accountable for children under the age of 18 years for aberrant behavior and vandalism. Apprehended vandals will be prosecuted under Florida Law.

GUEST PARKING

GUESTS will have one (1) assigned, covered parking space per Unit. Parking of boats, trailers, trucks, motorcycles, motor homes and RV’s are prohibited at all times. PLEASE LIMIT YOUR VISITORS. Ours is a small, quaint property –we provide parking and chairs for our Unit Owners and renters only. Too many visitors prohibit our Owners and renters from enjoying the facilities.

AGENT reserves the right to limit visitors when we have a maximum number of renters. Overnight visitors are subject to rental charge.



VISITOR PARKING

Visitors who park on the premises in undesignated areas and/or without parking passes will be towed at their expense.

Visitor parking is very limited and is available on a first come, first serve basis. Once all spaces are taken your visitor will have to find parking elsewhere.

Visitors must check in with the office to secure a guest pass. If your visitors arrive after office hours, they must find parking off-site.


CONDOMINIUM RENTAL POLICY

All Units are privately owned, thus rates, descriptions, bed sizes, furnishings, etc. may change without notice when a Unit Owner decides to redecorate. We strive to maintain everything in good working order, however, neither the AGENT nor the Unit Owner is obligated to give refunds or discounts for failure or absence of any item, public utility or servicing of an appliance that may fail to operate during the GUESTS’ stay. GUESTS are prohibited from removing any items from the unit.

AGENT reserves the right to change an assigned unit when unforeseen circumstances or emergencies occur.

RADON GAS: Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and testing may be obtained from your county health department.

AGREEMENTS IN CONJUNCTION WITH PAGES 1-4

GUESTS assume responsibility for loss or theft of personal property while staying at El Presidente Condominiums. GUESTS agree to hold AGENT free and harmless from any and all losses, damages or injuries to person/s or property, or claims, actions, obligations, liabilities, interests, expenses, and fees by reason of any cause whatsoever when AGENT is carrying out the provisions of this Agreement.

I have read the above information and agree to abide by the Condominium governing documents, guest obligations, and AGENT’S policies that are part of this Agreement.

I agree to provide names of all occupants and valid photo identification when requested

Occupants’ names must be listed on the Rental Agreement.
