O espaço
Luxury villa for rent located on the beach Sa Font de Sa Cala in Capdepera, therefore with amazing sea views. The house has direct access to the crystal clear water and a sand beach. Built on two floors, this holiday rental is set in a privileged location.

On the first floor, we find a nice entrance that leads to the large and bright living room. It has a huge window that make it a very bright room, with spectacular views and direct access to the front terrace of the house. Moreover, in the living room there is a large fireplace and in the dining area, closer to the newly renovated kitchen, we find a large dining table.

The bedrooms are found on the first floor and on the ground floor, all of them have large windows that provide incredible views to the water landscapes. Furthermore, one of the bedrooms have a private terrace!

Eco-tax for Balearic Islands 2018
The Agència tributaria – Illes Balears, (The Tax agency of the Balearic Islands); have decided to impose higher levels of ECO-tax (in some respects mentioned as “Tourist-tax”), from the high season of 2018. The ECO-tax is meant to be paid directly by visiting tourists and collected by the accommodation provider for the sole purpose of redistribution back to the Govern Illes Balears
The first and most important purpose is the protection, preservation and recovery of the environment. This means, for example, improving protected natural parks and strengthening the conservation of natural ecosystems and native fauna and flora.

The following rates applies for guests of mallorca Collection, and the sum corresponding to the composition of your group is to be paid to the Mallorca Collection location team before checking out of the villa.
High season: from May 1 to October 31
- Stays shorter than 9 days: € 2 per day, per person
- Stays of 9 or more days: from the ninth day 1 € per day, per person
Low season: from November 1 to April 30
- Stays less than 9 days: 0.50 € per day, per person
- Stays of 9 or more days: from the ninth day € 0.25 per day, per person
Note: children under 16 years of age do not pay taxes.

About Cala Ratjada
One of Mallorca’s most important fishing ports, Cala Ratjada (also known as Cala Ratjada), is in the north east, in the Capdepera municipality. It’s at the heart of an area that is particularly popular with Germans, and many have homes here. During summer it is a very popular location for a traditional family holiday.

The old port of Cala Ratjada still has traditional character and charm, with numerous fishing boats, including the traditional Mallorcan llaüt. There’s also a ferry service to the neighbouring Balearic island of Menorca.

Nearby are excellent beaches, and several can be seen on a promenade walk from the tamarind-shaded little beach of Cala Gat all the way to the stony cove of Sa Pedruscada, with its tiny fisherman’s cottages, passing through the sandy beach of Cala Son Moll.

Cala Agulla is around a 15-minute-walk from Cala Ratjada town centre and has a long sandy beach. In the other direction, towards Canyamel, is Cala de Sa Font, a popular family resort.

History and Culture of Cala Ratjada
Cala Ratjada ‘the Bay of Rays’ is the nearest point between Mallorca and Menorca and is why it has played an important role in the economy. On clear days, it is not difficult to see the island of Menorca and the town of Ciutadella.

This pretty coastal town on a scenic, rocky coastline provides well for visiting tourists but has retained much of its history, charm and character – this is a perfect choice if you want to avoid purpose-built resorts and explore the east coast.

House rules.

The maximum capacity of the main house is 8 people.
It is equipped with bed-linen and one towel per person. There is no groceries/consumer goods available by default - It is a bare-house with all neccessary infrastrucure as described in the facilities. Fully equipped kitchen. We can arrange different service levels to accomodate your needs - please contact us regarding these offers.

Check in & out.
Check-in from 16:00.
Check-out at 10:00.

Early check in and late check out always welcome if its possible. Please ask in advance. Additional cost may apply

Smoking:
Please, we beg you that you do not smoke inside the houses, we can provide ashtrays to be placed outside.

A/C.
A/C cannot be left switched on while guests are out of the property.

Babies:
We can provide you with baby beds and high chairs, please ask in advance.

B.B.Q.:
There is barbecue for guests disposal, guests can get wood at any gas station.

From 1. of May to 15. October, it is prohibited by the government of Mallorca to ignite any fire in the field, this is monitored by aircrafts and the penalties are considerable.

Remote controls and keys:
We will give you a remote control and a master key to open the gate and door. The keys supplied have to be returned.

Ironing board and iron:
You can find ironing board and iron in the laundry room.

Please do not take the standard white bath towels to the beach.

WiFi:
The password is written in the guest book.

Fireplace:
In the winter, our guests can use the fireplace, we will provide briquettes to help light the fire. The guests can get wood at any gas station.

W.C.
Please do not throw into the WC things that could clog the pipe.

Water / Electricity:
We ask for cooperation in saving electricity and water as it is a scarce commodity in Mallorca.

Drinking Water:
We recommend to our guest to only use tap water for cooking and personal hygiene. For personal hydration we recommend bottled water.

Cleaning.
Final cleaning is included in the total price on Airbnb.
If you want extra cleaning during your stay you can contact directly with your host /cleaning staff.

The guests shall not (nor allow others to) cause nuisance or annoyance to the renter, other tenants or any neighbors.

Respect for the neighbors is essential (loud music, screaming, etc…).

Possible grounds for termination of tenancy and right to inspect the property by the landlord. Noise, noise levels, music etc. Tenants responsibility for NON-paying guests.

Music and noise should be kept to a minimum from 23:00. Substantiated and/or repeated and verified complaints from neighbours and neighbourhood, regardless time of day, gives the landlord grounds to consider termination of the tenancy, and may do so without further notice. Remember and respect that there are many residents in the area.

The tenant cannot have overnight guests without notifying the Mallorca Collection location team. This due the security regulations imposed on all accomodation providers to keep record of all guests staying at their facilities. Additional guests during stay must pay the applicable rate for their duration of the stay.

The Tenant is not allowed to have planned or sudden gatherings (shorter stays than 24 hours), day or night time in the property with non-paying guests without notifying the Mallorca Collection location team. Especially groups of additional non-paying guests and mix of paying tenants and not complying with noise level regulations will make grounds for eviction of the non-paying guests without further notice and termination of tenancy.

Violation of any of these formentioned terms will make grounds for possible termination of the tenancy without further notice. In such case the tenant must leave the property as soon as practically possible.

NB. Any fines & indirect cost of sanctions imposed on Mallorca Collection from the authorities, due to the tenants negligence of the above mentioned rules and terms, will fully be charged the tenant.

NB. The lessor – and by appointment The Mallorca Collection Location Team, and other security personell autorized by the lessor, is by capacity to follow up the forementioned rules and terms, free to enter the the property at any time. At the same time they are at liberty to employ the possible sanctions mentioned under this main point and the subsequent paragraphs.
