This is a totally private area within the ground floor of our house with its own front door and parking. You can easily keep to the social distance rules plus It will be thoroughly cleaned using antibacterial cleansers between bookings to reduce any potential spread of Covid19. It is in north Brighton in a quiet residential area. The apartment has direct access to our beautiful, sunny garden with your own patio. NB -there is a quiet, railway line cutting close and we have a lively friendly dog.

You have your own parking space on the left hand side of the driveway ( we use the right ). Your front door is by the metal gate with the key safe box located to the right of the front door. The entrance leads directly into the double bedroom which has 2 side tables, small mirror , lamps, electric sockets, hair dryer, iron, ironing board, and 3 fitted wardrobes so there’s lots of storage and hanging space. There is a long length mirror in the lounge. Through the bedroom is the door leading into the space which is the lounge , dining and kitchen area, plus has the sofa bed in. Here there are also 2 sets of patio doors which open your own designated patio area within the shared garden so you can have lots of fresh air and outdoor space. In this room is a sofa , a full length single sofa bed (which I leave folded up as a chair to save space, though is easy to pull out) , the kitchen and the door to the bathroom area. It is compact, but we think it’s well designed for modern living ! We have an Internet TV on the wall preloaded with Apps for Netflix BBC I player etc and a Google Chromecast so you can watch international TV casted from your phone. There are idiot-proof instructions in the apartment for technophobes, though using Chromecast requires a Smartphone. There is a folded up table from John Lewis with 4 chairs stored underneath it for dining or working on, it’s on wheels so can be easily moved into the centre of the room. The kitchen is all brand new and fully kitted out with 4 ring induction hob, oven, microwave, fridge, toaster and kettle plus many utensils, cling film, foil, bin bags etc . The bathroom I was brand new in 2019 with a large walk-in shower, unlimited hot water , overhead waterfall shower and pull out shower head and heated towel rail.
The whole apartment is decorated in neutral colours with a tiled floor except for carpet in the bedroom. NB toilet has a macerator so please no wipes etc.

The apartment is self contained, though the garden is shared with us. We have a large colourful garden full of flowers and yard art and we sit in a second patio area away from your area so it is very private for you, though you are welcome to browse around ! There is plenty of outdoor space and on your patio area there is a coffee style table, chairs and sun beds exclusive for your use. It’s south facing and very sunny. It’s quite likely that our puppy Luna will be curious about you and pop along so if you are nervous of dogs please let me know so I will restrain her. The driveway has a dedicated parking space for you. Please park on the left in the driveway and not in the road as our neighbours struggle with reversing !

Breakfast is included - But it’s self service - in the fridge will be eggs, bacon, milk, and in the cupboards will be teas, coffees, sugar, bread, cereals, jams and the usual condiments such as salt pepper, ketchup , butter and cooking oil. The bathroom cabinet will have shampoo, conditioner, shower gel, some perfume samples ( work !) but no toothbrushes or toothpaste.
The apartment is newly converted and occupies most of the ground floor of our house. The remainder of the ground floor out of your reach is our washing machine, tumble dryer , bottom corridor leading to our driveway exit door and our adult son Rikki’s room. There are two interconnecting door to this part of the house, so sound proofing is good and you have the key to lock the first interconnecting door on your side so we cannot enter the apartment via this door if you have locked it.

We live in a residential area that is on the northern edge of Brighton . It’s quiet, family orientated, and the loudest night noises are usually caused by foxes fighting. If you want to be in the centre of night-life and noise then this is not the area for you ! However -there are regular frequent bus services into town (£5 return) and the nearest bus stop is an 8 minutes walk down hill (5 or 5A routes) There is also an hourly night bus ( pre Covid) . Uber charge approx £10-15 per car into Brighton and takes about 15-20 minutes. What you save on Brighton town centre accommodation costs you can spend on Uber and have some peace and a lovely place with breakfast to relax in.
At the end of the road is a pub and Indian restaurant and there are shops close by for groceries and a post office. The local Chinese takeaway ( Happy Inn ) , Indian and Italian ( La Tana) deliver to us as does Dominoes . The pick-up point for the park and ride service to the Amex football stadium at Falmer is within walking distance for when football matches open to the public and the nearest train station at Preston Park is a 20 minute walk away, with fast trains to London or Brighton.

Hi - I’m Sue, and I’ve been married to Steve for 26 years - we have 2 adult children, one living with us and the other is currently Cycling to Albania post Covid redundancy ( mad ) . We are both semi retired -Steve is a biologist and teaches privately and I’m pharmacist We split our time pre Covid between Brighton and the French Alps. We are keen skiers and love the outdoors so try and spend a few months in France each year. Steve is a keen cyclist, swimmer and runner, I’m more sedentary though have an E bike to keep up with Steve and swim frequently. I am also a keen Mosaic artist and exhibit twice a year , most of my experiments are in the garden so you are welcome to mooch around. ! We have a fabulous south facing garden and I love flowers and colours - my passions are for dahlias and chrysanthemums so the garden is gorgeous to look at, less gorgeous to maintain but that’s life !! We also have a young dog -part Labrador part Poodle and 100% gorgeous -so she will no doubt appear wanting biscuits ( that’s fine !) :)
