An island gem in the heart of Austin's hill country area. We welcome you to our cozy private Villa for a weekend getaway, some relaxation, lake adventure, a time away from noise and to enjoy nature that is a short quick scenic drive near the city.

We also offer a private boat slip on water per night to avoid the hassle of launching the boat every day.

A place for your self and family to stay by the lake. Have a relaxing getaway in our villa and enjoy a morning stretch by the courtyard for a sunrise coffee or for an afternoon jog around the island.

Our unit has direct access to the main Lion courtyard garden and does not have a patio. However, we have easy and close access to the elevator, dog play area, garden and outdoor pools.

When you stay in our villa, you get to enjoy all the amenities that are on the island:

- 2 outdoor pools and jacuzzis overlooking the lake
- 1 indoor pool with heated jacuzzi
- Dry Sauna and locker rooms
- Spa
- Gym
- Tennis / Basketball courts
- BBQ pits
- Lake access

We also offer a private boat slip on water per night to avoid the hassle of launching the boat every day.

We will provide the check in instructions a day prior to your stay. This includes the causeway's security gate code, assigned parking space, and villa's door code for convenience.

We welcome well behaved pets but please do let us know ahead of time prior to booking so that we can notify our professional cleaning crew to avoid surprises and unnecessary fine (min $50).

Per Mgmt:
Prohibited Animals: No Owner or Resident may keep a dangerous or exotic animal, pit bull terrier, trained attack dog, poultry, livestock, snake, non-human primate, or any other animal deemed by the Board to be a potential threat to the well-being of people or other animals.

We also offer a private boat slip on water for a fee per night to avoid the hassle of launching the boat every day. Let us know the size of boat and the dates you plan to reserve the slip.

REMINDER: You are staying in a residential community, this is NOT a hotel nor a public lake resort. The owners of these villas value their privacy and quiet. Please consider your stay as an island resident although but for a short while. Fines will be assessed for infractions of the rules.

VILLA RENTAL RULES

The following are rules each renter must abide by. Fines will be assessed for infractions of the rules.

Occupancy: A Unit may be occupied by no more than two persons per bedroom, plus two, This means no more than 2 people per studio, 4 people per 1 bedroom unit, 6 people per 2 bedroom unit. The Island on Lake Travis reserves the right to prevent people entering the complex in numbers greater than stated here.

Pool behavior: Users under 15 must be accompanied by a parent or guardian. No glass, no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Pools close at 11 PM

Courtesy & Annoyance: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents. A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents.

Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units.

Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents.

Pets: Pets must be on a leash at all times. The pet’s owner is responsible for ensuring the pet uses the areas set aside for pet use for pooping and peeing, and for cleaning up that poop and pee. The owners of pets that bark loudly enough to disturb others in adjoining units will be told to remove the pet from the property. Fines will be assessed for infractions of these rules.

Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed.

Spa/Fitness Center behavior: Users of the fitness center must be 16 or older. Persons under 18 must be accompanied by a parent or guardian. The hours are daily, 5 AM – 11 PM No food, no beverages, no glass, no pets, no tobacco products, no running (except on equipment designed for running), no horseplay in the fitness area. Use of the equipment is at the users own risk. The Association assumes no responsibility for injuries that may occur. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owners or renters on lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter.

Parking: Renters may park in the slot(s) assigned to the unit being rented. DON’T ENCROACH/PARK OVER ANY YELLOW LINE BETWEEN SPOTS. All other vehicles associated with the renters must be parked outside at the north end overflow outdoor parking area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense.

Smoking: Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, picnic areas and marina. Smoking is permitted on individual unit decks.

Patio/Terrace/Deck/Balcony/Railings: No Towels,Clothing or garments of any type can be hung on a railing or left on common grounds at any time.
