Our house rules are designed for your safety, ours and the community. By booking with us you acknowledge and accept responsibility for the following:

It is a residential community with the rules and regulations that everyone has to follow.
As such, the employees in the leasing office are not equipped to help with check-in procedures.

As a friendly reminder, onsite management and maintenance team members can enter the apartment at any time for service as well as to ask for ID on a territory of the community.
Usually, they call or knock first. If we know about scheduled inspections or maintenance of the apartment we will let you know in advance.

In this apartment, YOU ARE A GUEST OF THE BUSINESS LOUNGE LLC. and we are your only point of contact. We are just a text away.

✅ Per Airbnb's requirement, all communication must be done via Airbnb messaging to maintain a record of what was communicated. No outside phone calls, texts, etc. unless in case of emergency (like a fire or flooding).

✅ There are Absolutely NO parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts, and the like.
Quiet hours are from 10 pm-8 am weekday and 11 pm-8 am weekends.
We monitor noise with noise aware software.

✅We love pets but in this property, pets are not allowed.
We will fine $100 for bringing a pet.

✅Houseguest/visitors – You must agree that no more than 4 people will be on the premises or inside of the unit at any given time without written approval from the host. A violation of this can lead to the extra $35/per person/per night/
The apartment door has a Ring video doorbell. A video recording is made each time the door is opened.

✅ Guests will have full, uninhibited, and private access to the entire apartment. For parties of two, please let the host know in advance if you will require both beds.

✅All local Airbnb members should contact us first before booking.

✅Checkin in- This is a self-check-in property.
Check-in time is 3 pm EST. Check out at 11.00 am.

✅ Requests for early/late check-outs must be communicated in advance. There are fees for a late checkout. Early check-ins are provided as a courtesy when possible.

✅By booking with us you certify that you are willing and able to follow the provided access instructions. You also agree that you will not contact your host before checking your house guidelines.

✅FEES:
Unapproved Late Check-Out fees: Every 30 min after 11 am is an additional $75.
Smoking - $200/day fine for smoking in property or on the patio.
Lost/unreturned key fob for Gym - $150 fee
Lost Roku remote $50.
Lost TV will result in a $100 Charge
-This property has a Fireplace. Please don't use it. We will charge $100

✅ Do not burn candles, incense or any other open flames.

✅ Incoming mail & packages are not allowed. There is nearby UPS store (Innsbrook) where you may arrange to receive your packages while on vacation.

-✅You are provided towels and bedding according to the number of registered guests: 1 bath towel, 1 hand towel, 1 washcloth per registered guest.

✅ There are washer and dryer in case if you need to remove a stain or clean a spill as well as cleaning supplies under the sink if you need to clean before you leave.

✅We strive to provide the best service but all issues, problems, and complaints must be reported in real-time during your reservation to allow the Host time to respond accordingly.

✅ Do not disturb the neighbors.
Do not stand next to other apartments while having conversations with people in the apartment or yelling down the stairs.

✅ No smoking, vaping, or use of marijuana at anytime anywhere on the property.

✅We are not responsible or liable for any accidents, injuries, or illness that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.

✅ Travel insurance is recommended as the Strict Cancellation Policy is upheld. The host is not responsible for costs a Guest may incur because of a changed itinerary. A missed flight, delay in your arrival, or unexpected early departure is your responsibility.

✅If any violations to our house rules result in a loss or delay of the next guest checking in, you will be required to cover that expense.

✅Retaliation clause – you agree that you’re booking in goodwill with your host and that you will not attempt to damage your host's business if you violate a house rule that results in an unfavorable ruling from Airbnb. You agree to waive your right to take legal action and you agree to our right to pursue legal action should you violate our policy in a manner which results in a loss.

This home is a part of a large apartment complex with its rules and regulations.
That also means that there are a lot of buildings in this community.
It has a gym, kid's playground, onsite management, maintenance and all outdoor space you could desire. (at this moment common areas are closed until further notice)
More, management and maintenance personal have a right to enter an apartment to service at any time. It is a part of living in apartments.
This home is wonderfully close to everything.
My favorite restaurant:
the best BBQ in town "The Hog's Head Cafe" 1.2 miles,
my fav Thi food: Thi Flavor Food (Innsbrook).
As a friendly reminder, this rental is in a residential community.
