A stunning, detached, 4-bedroom barn conversion in the rural hamlet of Elkstone, near Cheltenham. Decorated and furnished with light and bright décor that enhances the period features creating a contemporary feel. Oldbury Barn sleeps 8 (+3) guests across 2 ground floor ensuite double rooms, and 2 upstairs family rooms sharing a bathroom. Open views across the countryside, a large garden and patio, including sofa, table and chairs and a BBQ, as well as a children’s slide/swing set and sand pit.

>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

>>>> THE SPACE:
Oldbury Barn is a typical Cotswold stone barn from the outside. However, that slightly modest exterior conceals an interior that’s uber-stylish, comfortable and spacious. A large gated driveway leads up to the front door, providing plenty of space for several cars. The Barn sits high above the Cotswolds and has footpaths leading directly from the garden to the surrounding Cotswolds.

This stunning holiday home has a large garden divided into two areas: a long, side lawn with a gate to a public footpath and a low stone wall between it and a large patio and lawn with children’s swing set and sand pit. This is a great entertaining space where older guests can dine at the table or relax on the outdoor sofas while watching younger guests play.

Oldbury Barn is the perfect choice for a family or friends’ get together, offering a great space to relax, entertain and rest. Downstairs, the large open plan kitchen and living area with woodburner overlooks the surrounding countryside and the terrace, making the most of the stunning countryside views. Guests with restricted mobility will appreciate the ground floor ensuite bedrooms, while upstairs the double room and family room provide plenty of beds to comfortably accommodate a mix of guests.

The hamlet of Elkstone was first mentioned in the Domesday Book (1086) and is one of the highest settlements in the Cotswolds, affording it breath-taking views of the surrounding countryside and valleys. Lying halfway between Cirencester and Cheltenham, just off the A417, the village is the perfect location to explore both of these Cotswolds’ towns, and the villages and places of interest in between. At the heart of the village is the 12th Century church of St John the Evangelist, which towers over the surrounding countryside at 1,000ft above sea level.

Full Property Description
Ground Floor

Entrance Hall-Cloakroom
Guests enter the Oldbury Barn through the front door into a handy hallway with plenty of space to hang coats and store boots and shoes. A large cupboard houses cleaning equipment and a highchair. Continue along the hallway to the cloakroom where there is a WC and wash basin.

Kitchen-Dining-Living Room
The centrepiece of the home is the stunning, open-plan kitchen-dining-living area, which runs the full length of the barn and features a polished Cotswold stone floor (with underfloor heating), fabulous exposed beams, a 5-pane arched window with window seat, a huge woodburner and uninterrupted views to the garden and countryside beyond. Up above the open-plan area is an impressive mezzanine balcony tucked into the original beams and running the full length of the Barn.

The Kitchen
The fully equipped kitchen features a large island with plenty of preparation space, a breakfast bar, drinks fridge and storage, complemented by extensive kitchen units housing the fridge-freezer, Rangemaster 6-burner hob, double oven and grill, dishwasher and plenty of crockery, utensils, glassware and bakeware for a fully self-catered stay. French doors lead directly from the kitchen to the patio making it super-easy to carry food and drinks outside for al fresco entertaining.

The Dining Area
Sitting at the centre of the open-plan area is a contemporary oak table that expands to seat up to 12 guests. The table is positioned beside the superb central arched window, giving diners a great view out to the garden. On the other side of the dining table is a long sideboard with a Sonos speaker and lots of family games.

The Living Area
At the far end of the open-plan area is the place to relax and chill out on two three-seater, velvet sofas or an armchair, perfectly positioned to enjoy the large woodburner in the inglenook fireplace or simply curl up with a good book. Oldbury Barn does not have a TV, but it has excellent WiFi allowing guests to stream their own choice of shows. (The property has a TV licence, so iPlayer etc can also be used on guests’ own devices.)

Bedroom 1 – Master Ensuite
This beautiful, spacious, apple-green ensuite bedroom is striking, yet cool and calming. Two large arched French windows (with thick blackout curtains) overlook the front of the Barn and the side garden. The bedroom is furnished with a king-size double bed with bedside tables and reading lights, a dressing table with mirror, an armchair and a large corner wardrobe with hanging space and shelves.

Ensuite: the bright and light bathroom features a full-size bath, with central taps and hand shower, a wash basin in a hand-built vanity unit with mirror, a WC, and a heated towel rail.

Bedroom 2 - Ensuite
The dark grey-blue walls of this ensuite bedroom add great drama to this inviting bedroom, with its arched French window (with thick blackout curtains) opening out to the front of the Barn. The bedroom is furnished with a king-size double bed with bedside tables and reading lights, a chest of drawers with tri-mirror, a shoe rack and hooks on the back of the door to hang clothes.

Ensuite: the ceiling of the ensuite sweeps to the full height of the Barn making this a stunning shower room with a large walk-in shower, wash basin with vanity unit, mirror and shaver point, a WC and a heated towel rail.
Upstairs

A carpeted staircase with banister leads up to Bedrooms 3 and 4 (at either end of the eaves), the Family Bathroom and the Utility Room, all off the mezzanine balcony running the length of the Barn, which overlooks the open-plan living-dining area below. A stairgate is provided for guests with young children to install at the foot of the stairs.

Bedroom 3
This family bedroom sleeps 2-4 guests in two standard double beds. Each bed has a bedside table and lamp and the room has a small armchair and hooks for hanging clothes. The bright and inviting room has two floor-level windows and a Velux window (all with blinds). (Note: this room is in the eaves and so has a slight height restriction either side of the bed. The Gigaclear router is in this room.)

Bedroom 4
At the opposite end of the Barn to Bedroom 3 is a second double room with a standard double bed with over-bed reading lights. A single camp bed is also available on request, making it ideal for a couple with a small child or three children. The room is furnished with children in mind, with a play mat, floor cushion and toy storage box serving as a chest of drawers. However, adult guests will also enjoy this room and the great view from the double bed through the floor-level window out across the surrounding countryside. (When set up, the camp bed has a bedside table and lamp and a chair for clothes.) Hooks on the back of the door provide a hanging place for clothes. The two floor-level windows and Velux (all with blinds) make this another sunny and bright bedroom. (Note: this room is in the eaves and so has a slight height restriction at either end.)

Family Bathroom
Located between Bedroom 3 and the Utility Room, the spacious Family Bathroom has a full-size bath with shower over the bath, a wash basin with hand-built vanity unit and mirror, with lots of storage space, and a WC.

Utility Room
The Barn has a super-handy upstairs Utility Room, with an Indesit washing machine and Zanussi dryer, iron/ironing board with plenty of space to do the ironing, a fan, a clothes airer and the Barn’s heating control panel.

Outside
When the weather is fine, Oldbury Barn’s outdoor space really swings into its own with its long lawn to the side of the barn (approx. 10m x 28m and ideal for ball games) and the large lawn (approx. 12m x 12m) and terrace to the rear, directly outside the kitchen-dining area. The terrace is furnished with an outdoor sofa, parasol, and dining table and chairs for 10, plus a Landmann charcoal BBQ. Young children (and their parents!) will love the children’s slide/swing set and sand pit. To the front of the barn is a large gravelled, circular drive with parking for at least six cars. The drive has a double gate that can be secured to ensure children are safe inside. Oldbury Barn is located on one the of the highest points in the Cotswolds with far-reaching views across the surrounding countryside from every part of the garden.

Parents of young children, please be aware of the following: Oldbury Barn has a mezzanine balcony running along the full length of the upper floor, with the upstairs bedrooms, family bathroom and utility room directly off the balcony. It has an approx. 3ft high rail, but could represent a fall risk to young children if left unattended. A secure stairgate is provided for the foot of the stairs to prevent young children going upstairs unattended.

Oldbury Barn has two downstairs double, ensuite bedrooms, making it suitable for guests with mobility problems. Bedroom 2’s ensuite has a walk-in shower. Please note, there is a small step up from the front door into the main hall and from the patio into open plan kitchen/living area.

The nearest general store (1.8 miles) is Colesbourne Stores, Filling Station and Post Office (GL53 9NP), selling a range of essentials and locally produced meats, produce and bread.

Guests have two nearby pubs to choose from, both about 1.5 miles’ drive or walk from Oldbury Barn:
• The Green Dragon, in the village of Cowley, is set in a picturesque spot and serves delicious pub food, wine, and handcrafted beers. Features furniture by the famous Robert Thompson (the “Mouse Man of Killburn”), roaring log fires, beamed ceilings and stone flagged floors. • Colesbourne Inn, in the village of Colesbourne. An old coaching Inn on the Colesbourne Estate dating back to 1827, the traditional bar has an open fire and a charming atmosphere. A separate dining room leads onto a terraced garden with stunning Cotswold views. Address: Colesbourne, GL53 9NP.

Relax at the C-Side Spa: Just over 2 miles from Oldbury Barn is the fabulous C-Side Spa at Cowley Manor, a beautiful stately home that was once owned by the Horlicks family and is currently a contemporary country house hotel and spa. The multi award-winning spa, features a Cotswold green-slate lined heated indoor pool and a spectacular heated outdoor pool, along with fabulous treatments that can be enjoyed by non-residents when booking day or evening spa passes.

Every June, the village holds an Open Gardens Day when villagers open their beautiful gardens to the public to raise funds for the village church and village hall. (Admission £5 per adult, children under 13 go free.)
